Bradford builds homes engineered to outperform, in two markets that could not be more different. Copper Rock built the marketing operation that reaches the right buyer in each one, supporting $16.1M in custom builds and $5.4M in remodels currently in process.
The Pain
A luxury builder's problem is never volume. It is fit. The wrong lead costs more than no lead at all: a discovery call that goes nowhere, a scope that was never going to pencil, a homeowner shopping a budget the team cannot build to. Bradford was running two markets with two entirely different buyers, a custom build audience in Charleston's island and peninsula communities and a whole-home remodel audience across Greater Atlanta. Marketing spend was going out the door without a clear read on which of those buyers it was actually reaching.
The Problem
Two markets is not one campaign with two locations on it. The Charleston buyer is searching for a builder to hand a piece of land to. The Atlanta buyer already owns the house and is deciding whether to renovate it or leave it. Different intent, different search language, different proof points, different sales cycle. Underneath that, the measurement was not clean enough to tell any of it apart. Without knowing which market, which channel, and which page produced a real conversation, every budget decision was a guess.
The Approach
Copper Rock ran the full engine. We split the two markets into separate campaign structures with their own keyword sets, service area definitions, and landing pages so that each buyer landed somewhere written for them. We tightened geographic targeting to the communities Bradford actually serves and built out negative keyword coverage to strip small-job, out-of-area, and solicitation traffic before it cost anything. We rebuilt conversion tracking end to end, from call tracking through analytics, so a lead counted once and only when it was real. Alongside paid, we ran organic search and social to build the proof layer a luxury buyer looks for before they ever fill out a form, leaning into the craftsmanship and building science that separate a Bradford home from the one next to it. Every week the account gets reviewed against the same question: which of these two markets is producing, and what moves next.
